According to Stanley Simon, SIOR, chief executive officer of Newmark JGT, While there has clearly been a slowdown in the economy, which began before the Sept. 11 tragedy, the commercial real estate markets fundamentals still remain strong, and in fact, have created opportunities for tenants, investors, developers, and service providers. Simon points to the lack of new spec development, a more balanced market for tenants, and moderate price adjustments as key factors n the markets underlying strength. The slowdown in the national economy and depressed corporate earnings have hit the New Jersey commercial real estate market during this first three quarters of 2001, he said. However, these effects have not been dramatic, and pale in comparison to the downturn of the mid 1990s and late 1980s. In fact, the correction in the economy has created a more balanced commercial real estate market for tenants who are finding it easier to relocate or expand within the state. According to Newmark JGT, the trends in the office market in New Jersey in 2001 have been reflected in a moderate decline in average asking rental rates. Meanwhile, the overall vacancy rate has increased due to the negative absorption of more than 2 million SF of space in the New Jersey market, which can be attributed to new sublease space returned as a result of corporate restructuring. Of the more than 20 million SF of office space available, nearly 25% is sublease space. The vacancy rate for space on the market from landlords is well under 10%, a comparatively sound vacancy rate for a suburban office market the size of New Jersey.
In a transaction arranged by Newmark Company Real Estate of New Jersey, Emcore Corporation, a computer chip manufacturer, has purchased a 74,850 SF office facility at 394 Elizabeth Ave. in Somerset, N.J. The Newmark team of Seena Stein, president, Richard Madison, managing director, and Jane Greenblatt, senior managing director, along with James Kuhn and David Noonan, of the firms New York office, brokered the $4.5 million sale. Despite an objection from the California Coastal Commission, the Encinitas City Council still wants to ban new short-term vacation rentals of 30 days or fewer. The reason for the proposal, according to officials, is that occupants of short-term rentals often abuse the citys noise, littering, public intoxication and illegal parking rules. But the Coastal Commission, acting in response to the citys first application for a review of the matter, advised against the proposed ban in February. The ban would apply only to new leases; old ones would be grandfathered in. A second application for review of the proposed ban was sent to the Coastal Commission in late July.

They argue that, if marijuana, cocaine, heroin, and other drugs were legalized, several positive things would probably occur: (1) drug prices would fall; (2) users would obtain their drugs at low, government-regulated prices, and they would no longer be forced to resort to crime in order to support their habits, (3) levels of drug-related crime, and particularly violent crime, would significantly decline, resulting in less crowded courts, jails, and prisons (this would allow law-enforcement personnel to focus their energies on the “real criminals” in society); and the drug production, distribution, and sale would no longer be controlled by organized crime, and thus such criminal syndicates as the Colombian cocaine “cartels,” the Jamaican “posses,” and the various “mafias” around the country and the world would be decapitalized, and the violence associated with drug distribution rivalries would be eliminated. By contrast, the anti-legalization camp argues that violent crime would not necessarily decline in a legalized drug market. In fact, there are three reasons why it might actually increase. First, removing the criminal sanctions against the possession and distribution of illegal drugs would make them more available and attractive and, hence, would create large numbers of new users. Second, an increase in use would lead to a greater number of dysfunctional addicts who could not support themselves, their habits, or their lifestyles through legitimate means. Hence crime would be their only alternative. Third, more users would mean more of the violence associated with the ingestion of drugs. These divergent points of view tend to persist because the relationships between drugs and crime are quite complex and because the possible outcomes of a legalized drug market are based primarily on speculation. However, it is possible, from a careful review of the existing empirical literature on drugs and violence, to make some educated inferences.

Abstract: Eyelid anomalies caused by congenital or acquired etiologies occur in birds. A cockatiel (Nymphicus hollandicus) was presented for evaluation of fused eyelids on the right side and a narrowed palpebral fissure on the left side after a burn accident. The right eyelids were reconstructed, and the left palpebral fissure was lengthened by using microsurgical techniques. The cockatiel regained a normal appearance after surgery, and corneal disease was prevented. Key words: ocular trauma, ankyloblepharon, microsurgery, eyelids, psittacine birds, avian, cockatiel, Nymphicus hollandicus A 1-year-old male cinnamon pearl cockatiel (Nymphicus hollandicus) was presented for evaluation of apparent fusion of the upper and lower right eyelids and narrowing of the palpebral fissure of the left eye. The history revealed that the bird had suffered facial and leg burns 3 months previously after landing on the edge of a steaming pot. The leg injuries healed without permanent damage but the palpebral fissure of the right eye started to close soon after the burn accident. Medical therapy prescribed by the referring veterinarian included topical ophthalmic triple antibiotic solution to both eyes 3 times daily and systemic antibiotics for 2 weeks. The right palpebral fissure completely fused within 1 month of the incident, and the left eyelids only started to fuse in the last month before presentation. According to the owners, before the accident the cockatiel had normal-appearing eyelids.

Swimming pools If any designer or specifier, owner or operator of a swimming pool wishes to know almost anything on the subject which is not covered in the book, the extensive reading lists provide authoritative guidance on where this may be found. Having worked with the author for some years in the Advisory Division of the Cement and Concrete Association, I am not surprised to find the meticulous care taken in providing important details on many aspects of pool planning, design and construction. Swimming pools have to function in an environment aggressive to many of the materials used in their construction and the text provides guidance on avoiding potential problems. The majority of pools have a basic reinforced concrete structure built below ground which, externally, is subject to earth and water pressure and is liable to attack from aggressive ground conditions. Detailed guidance is not provided on reinforced concrete design but pointers to references on design are listed and factors affecting the durability of reinforced concrete are presented in some detail.
Children love swimming pools. When used with proper supervision, swimming pools are safe. But when children decide to use swimming pools without supervision, they are dangerous. Each year over 250 children under five years old drown in backyard swimming pools. Most die because no one is watching them. For years, Daniel D. Friel Sr. would more often than not carve his familys holiday turkey to shreds. No matter what knife he used, it was always too dull. Designers Yves Saint Laurent, Kenzo, Valentino and the House of Dior all present seasonal collections of bed linen. They are in direct competition with the traditional Italian linen houses of Frette and Pratesi, which sell single 100 per cent linen sheets for up to pounds 900 a pop. The fact that we are changing our bedroom fabrics as often as our frocks is the strongest signal that minimal severity is over and conspicuous consumption has returned. “There is a crossover between fashion and interiors fabrics,” says woven- fabric designer Paul Vogel. “For example, Calvin Klein bought a hounds- tooth check fashion fabric from me for his interiors range and Nicole Farhi took a suiting pinstripe for bed linen. Fabric designers are keen to comply because you earn twice as much money for an interiors fabric as opposed to fashion. Interiors fabrics are supposedly less transitory than fashion.” Of course, the fabric designers are delighted that fashion clients are making the crossover into interiors. Traditional bed-linen specialists such as Sanderson and Descamps may be less than elated, even though it is prompting both to “advance the boundaries of bed linen”, in the words of Descamps. But luxury is not enough. Now design junkies are only satisfied by luxury with a label. The American troika of big brands, Donna Karan, Ralph Lauren and Calvin Klein have all launched major interiors divisions; not so subtly crossing the line between fashion and lifestyle. The new buzz about designer bed linen is partly thanks to product placement at the new generation of boutique hotels such as The Mondrian in Los Angeles, and Londons One Aldwych and The Metropolitan. The equation is simple. The chosen few who check into luxury hotels as frequently as the rest of us shop at Sainsburys have the small change to pay up to three figures for a piece of Calvin bed linen. Old money wont be conned, so ancien regime hotels such as The Ritz or The Dorchester will not do. The hotel has to be as sexy and young as this seasons Gucci lingerie. Gordon Campbell Grey, MD of One Aldwych, coined the phrase “stealth wealth” to describe both the boutique hotel and the elite who stay there. “Its all about stealth wealth rather than dripping in deluxe,” he says of the One Aldwych interiors he co-designed with Mary Fox Linton. For bed linen, they chose crisp white Frette linen, feather duvets and pillows. Christina Ong, owner of The Metropolitan and The Halkin, says, “I hope The Metropolitanwill reflect the image of those who use it.” Hence the dove-grey ultrasuede bedspread and matching pillows. (But once those crisp linen sheets are taken out of the hotel environment, would any of us be willing to launder the precious little darlings to hotel standards? Yes, you can buy the Rotary Ironer for pounds 875. But, surely, is life is too short.) There does exist an aesthetic argument for fashion designers reinterpreting interiors. “Interior design companies were literally stuck in the decorative mind-set, which is not so modern,” says Paul Vogel. “Fashion is fast. We love our colours. We love looking forward. Theres something to be said for a cleaner, more modern perspective on furnishing fabrics.” But there is always a danger of faddish excess. One little bit of nonsense imported from America is the attention people pay to the “threads per inch” vital statistic on manufacturers care labels. “All threads per inch tell you is how fine the fabric is: the more threads, the lighter the weight,” says Vogel. “In a sense it is too much information.” An equally worrying trend can be detected in Toccas own brand of scented washing liquid. It may look cute but is, in fact, sinister: where will designer labelling end? Will household brands such as Persil and Ariel be joined by Ralph Lauren colour-fast washing powder or DKNY Shake n Vac. The frightening part is people will buy these fantasy products And so to bed. Abstract: Eyelid anomalies caused by congenital or acquired etiologies occur in birds. A cockatiel (Nymphicus hollandicus) was presented for evaluation of fused eyelids on the right side and a narrowed palpebral fissure on the left side after a burn accident. The right eyelids were reconstructed, and the left palpebral fissure was lengthened by using microsurgical techniques. The cockatiel regained a normal appearance after surgery, and corneal disease was prevented. Key words: ocular trauma, ankyloblepharon, microsurgery, eyelids, psittacine birds, avian, cockatiel, Nymphicus hollandicus A 1-year-old male cinnamon pearl cockatiel (Nymphicus hollandicus) was presented for evaluation of apparent fusion of the upper and lower right eyelids and narrowing of the palpebral fissure of the left eye. The history revealed that the bird had suffered facial and leg burns 3 months previously after landing on the edge of a steaming pot. The leg injuries healed without permanent damage but the palpebral fissure of the right eye started to close soon after the burn accident. Medical therapy prescribed by the referring veterinarian included topical ophthalmic triple antibiotic solution to both eyes 3 times daily and systemic antibiotics for 2 weeks. The right palpebral fissure completely fused within 1 month of the incident, and the left eyelids only started to fuse in the last month before presentation. According to the owners, before the accident the cockatiel had normal-appearing eyelids.
SNOWMASS, COLO. — Although rare, blepharoplasty complications that threaten vision can happen–but surgeons can avoid many of those complications by performing an extensive preoperative evaluation of the candidate that includes checking for dry eye and for lid laxity, and knowing what to look for post procedure. Thats the advice given by two oculoplastic surgeons at a symposium sponsored by the American Society of Ophthalmic Plastic and Reconstructive Surgery. * Education. Patients must be told that serious complications can occur. Education about complications should include a discussion of what patients should expect following surgery, so that they can help identify any postoperative problem themselves, said Dr. Jeffrey Nerad, director of oculoplastic, orbital, and oncology services at the University of Iowa, Iowa City.
